Modular Construction Quality Control: Coordinate the Factory and the Site

By Matt Brennan • What the RFI? Episode 9

Moving construction into a factory changes where decisions and reviews happen. It also makes early coordination important. In Episode 9, Gustavo Matoso joins Matt Brennan to discuss modular construction in schools and childcare facilities.

Modular Construction Quality Control: Coordinate the Factory and the Site — What the RFI? Episode 9

Lessons from Episode 9

Clarify the delivery approach

The interview explores how modular systems can support school expansion while raising questions about design flexibility and the relationship between a manufactured unit and the finished building.

Identify which work takes place in the factory and which work remains on site. Foundations, connections, services, enclosure transitions and access all need coordinated information. Treat the interfaces as part of the design from the beginning.

Agree the quality-review plan

Factory production can make some work difficult to access after delivery. Discuss review points, required submittals, testing and documentation before fabrication begins. Confirm how observations and corrective work will be recorded.

The speakers raise questions about professional responsibility and the treatment of modular units. Those questions need project-specific answers from the relevant professionals and authorities; the interview should not be treated as a blanket rule for every jurisdiction.

Coordinate the handoff

A module arriving on site is an important transition, rather than the end of the coordination effort. The team still needs to connect systems, complete site work and verify the assembled result.

Use a clear record of the design, reviewed submittals and outstanding matters. When the team understands which organization owns each interface, issues are easier to direct to the right person and follow through to completion.

Your next step

  • Map factory work and site work.

  • Identify critical interfaces and early decisions.

  • Agree review, testing and documentation requirements.

  • Track outstanding items through delivery and installation.
